Q3 2026: a more selective Dubai market

Dubai’s residential market spent the third quarter of 2026 adjusting to a slower pace. The figures vary by source, but the direction is consistent: fewer transactions, steadier prices, and buyers taking more time over each decision.

What the numbers show

Savills recorded approximately 34,500 residential transactions in Q3, down 4 per cent on the previous quarter, with a total transacted value of AED 70.8 billion (as given by Savills, Dubai Residential Market Report Q3 2026 (12 October 2026); subject to change). Its report attributes much of the moderation to fewer off-plan launches and a change in the mix of homes being traded, rather than to a broad weakening in fundamentals.

Cavendish Maxwell, reported by The National, measured the change against the same quarter last year: home sales worth AED 72.6 billion, down 47 per cent in value and 38 per cent in volume, as regional uncertainty made buyers more cautious (as given by Cavendish Maxwell via The National (7 October 2026); subject to change).

Prices: steadier than the headlines

Headline apartment and villa prices softened, but Savills found like-for-like pricing relatively stable (as given by Savills, Dubai Residential Market Report Q3 2026 (12 October 2026); subject to change).

The prime segment

Savills reports that the prime residential segment continued to show resilience despite lower transaction volumes (as given by Savills, Dubai Residential Market Report Q3 2026 (12 October 2026); subject to change).

Supply ahead

A substantial pipeline of new homes is scheduled for delivery over the coming years. Savills expects population growth and project-specific fundamentals to matter more as that supply arrives (as given by Savills, Dubai Residential Market Report Q3 2026 (12 October 2026); subject to change), which places greater weight on location, developer track record and build quality.

Our view

A calmer market rewards careful selection. For buyers with a long horizon, this is a period to compare projects closely, review payment plans carefully and focus on addresses with lasting appeal.
