Can I buy property in Dubai from abroad?
Yes. Foreign nationals can buy freehold property in Dubai's designated freehold areas, and many off-plan purchases are completed without living in the city. You still need passport KYC, a signed SPA, Oqood registration, and payments into the project escrow. Residency visas are a separate application with their own thresholds.

Legal basis
Dubai Law No. 7 of 2006 on Real Property Registration provides for freehold ownership for foreign nationals in designated areas, with registration at Dubai Land Department. Off-plan purchases then follow EOI (if any), SPA, Oqood, and escrow payments under Dubai Law No. 8 of 2007.
Buying without flying in
Typical remote path:
- Share passport copy and complete the developer's KYC.
- Receive the unit offer, payment plan and SPA draft.
- Sign remotely or via power of attorney as the developer accepts.
- Transfer the booking / down-payment slice to the named escrow or booking account.
- Complete Oqood registration within the DLD window (e-service: within 90 days of SPA).
We coordinate the paperwork with the developer. You should still take independent legal advice in your home country if your counsel recommends it.
Moving money (example: India LRS)
If you remitting from India, the Reserve Bank of India's LRS FAQs state a limit of USD 250,000 per financial year for permitted transactions, and list property abroad as permitted, with PAN and Form A2 among bank requirements (playbook source `rbi`, checked Oct 2026). Other countries have their own outward-remittance rules. Ovation does not process remittances; your bank does.
Visas are optional and separate
Buying does not automatically issue a visa. DLD and ICP publish investor and Golden Visa routes that can use property. Playbook sources (Oct 2026) include DLD's Taskeen investor-visa e-service and DLD's Golden Visa investor e-service (property from AED 2m at purchase among the stated criteria, with off-plan from approved developers counting per ICP guidance). Fees and eligibility change. Do not buy only for a visa number you have not re-checked on the official page.

FAQ
Can a foreign national buy freehold in Dubai?
Yes, in designated freehold areas. Dubai Law No. 7 of 2006 provides for freehold ownership for foreign nationals in those areas, registered with Dubai Land Department.
Do I have to be in Dubai to sign?
Often you can complete KYC, SPA signing and transfers remotely through the developer's process or a trustee, using passport copies and attested documents as they require. Exact steps depend on the developer and your nationality. Ask us for the current remote-booking checklist.
Can Indians fund a Dubai purchase from India?
Under India's Liberalised Remittance Scheme (LRS), the Reserve Bank of India states a limit of USD 250,000 per financial year for permitted current and capital account transactions, and property abroad is a permitted use, with PAN and Form A2 among the bank requirements (RBI LRS FAQs, source date in playbook Oct 2026). Your Indian bank applies LRS; we do not operate LRS for you.
Does buying give me a visa?
Property can support residency routes, but thresholds and fees are set by DLD/ICP and change. Examples in our playbook sources (Oct 2026 checks): two-year investor visa rules on DLD's Taskeen e-service; Golden Visa investor route referencing property from AED 2m at purchase on DLD's Golden Visa e-service. Confirm live criteria before you buy for visa reasons.
