Off-Plan Payment Plans in Dubai (2026 Guide)

A Dubai off-plan payment plan is the instalment schedule in your SPA. Budget a 20% down payment, then construction instalments, a handover balance and, on some launches, a post-handover tail. Every instalment goes into the project escrow account, not the developer's own account. Ovation sends the live schedule for your exact unit before you reserve.

The 7 payment-plan structures you will see

  • Construction-heavy 60/40. 60% before handover, 40% on handover. Live example: One Sky Park and One Park Square in JVC run 20% on booking, 40% during construction, 40% on handover.
  • Handover-heavy 30/70. A lighter construction phase and a larger handover cheque. Live example: Shahrukhz Residences runs 30% during construction and 70% on handover.
  • 50/50. Half before handover, half on handover. Common on mid-market towers.
  • Post-handover plans. Part of the price is paid after you receive the keys. Live example: Trussardi Residences 2 in Al Furjan: 10% booking, 40% during construction and 50% over 36 months after handover. Full guide: post-handover payment plans in Dubai.
  • 1% monthly plans. After the down payment, a fixed 1% of the price is paid each month. Read the month count against the handover date: anything left at handover is due as a lump sum unless the plan runs post-handover.
  • Stepped construction plans. Several equal or stepped instalments (for example 10% at set build stages) between booking and handover.
  • Booking-light launches. A smaller first transfer inside a booking window. Treat it as the first slice of the 20%, not the whole of it.

Construction-linked vs calendar-linked triggers

A construction-linked instalment falls due when the project reaches a build milestone (for example 20%, 40% or 60% completion). If the build slows, your payment dates move with it. A calendar-linked instalment falls due on a fixed date regardless of progress. Calendar plans make budgeting easy; construction-linked plans keep your cash aligned with what has actually been built. Ovation reads the trigger column of the SPA schedule with you before you sign.

Escrow: why the plan is safer than it looks

Under Dubai Law No. 8 of 2007, buyer instalments for a registered off-plan project are paid into a regulated project escrow account and released against construction. Pay only the escrow account named in your SPA and booking letter. Escrow protects how construction money is held. It does not set the handover date or your resale price. More: is off-plan payment protected in Dubai.

The full cost stack around a plan

  • 20% down payment (split as the developer allows)
  • 4% DLD registration plus small admin fees at Oqood
  • Construction instalments on the SPA schedule
  • Handover balance, or post-handover instalments
  • Service charges from handover

How to compare two plans side by side

1. Convert both plans to cash due before handover.

2. Note which instalments are construction-linked and which are calendar-linked.

3. Check the handover quarter and the developer's delivery record.

4. Check the resale threshold: some developers set a minimum % paid before you can assign the unit.

5. If you plan a mortgage at handover, check the 50% off-plan LTV cap and your bank's pre-approval.

FAQs

What is the most common off-plan payment plan in Dubai in 2026?

There is no single city template. The structures Ovation sees most are 60/40 construction-heavy plans, handover-heavy 30/70 and 50/50 plans, and post-handover plans. In JVC, One Sky Park and One Park Square run 20% on booking, 40% during construction and 40% on handover. The SPA schedule for your unit is the one you pay against.

How much down payment do I need for off-plan in Dubai?

Budget 20% under the DLD framework. Developers may collect that 20% across the first months rather than in one cheque, so a smaller first transfer is usually the first slice of the 20%. Add the 4% DLD registration fee on top.

What does 60/40 mean in a Dubai payment plan?

60% of the price is paid before handover (booking plus construction instalments) and 40% on handover. One Sky Park in JVC, for example, runs 20% on booking, 40% during construction and 40% on handover, expected Q1 2028.

What is a 1% monthly payment plan?

After the down payment you pay 1% of the price every month. Check the number of months against the handover date: any balance left at handover is due as a lump sum unless the plan continues post-handover.

What is the difference between construction-linked and calendar-linked instalments?

Construction-linked instalments fall due when the building hits set completion milestones, so they move if the build slows. Calendar-linked instalments fall due on fixed dates. Ovation reads the trigger column of your SPA schedule with you before you sign.

Is my off-plan payment protected?

Buyer instalments for registered off-plan projects go into a regulated project escrow account under Dubai Law No. 8 of 2007 and are released against construction. Pay only the escrow account named in your SPA. Escrow protects construction funds; it does not guarantee the handover date or resale price.

Can I get a mortgage on an off-plan property in Dubai?

Yes, with limits. UAE Central Bank rules cap loan-to-value on off-plan at 50%. Many investors pay the construction phase in cash and finance the handover balance; Ovation introduces a lender once you have shortlisted a unit.
