Dubai market news · 6 November 2026

Dubai's freehold rental market is running at a record pace. Freehold areas registered 44,841 rental contracts in October 2026, lifting the January-to-October total to 339,557 — 6.8% ahead of the same period in 2025 and within reach of last year's annual record of 377,976 with two months still to go. This is a story about volume and tenant demand, not about the rent cuts we covered after Q3. Here is what the October and year-to-date figures show, where activity is concentrated, and what it means if you own, rent or buy to let.

What the October volume shows

Both sides of the rental ledger moved up in October. New tenancies rose 3.8% year on year to 21,987, and renewals edged up 0.5% to 22,854. That mix matters: fresh leases mean households are still choosing Dubai freehold stock, while renewals show landlords are retaining tenants rather than cycling every contract.

Across the first ten months of 2026, freehold rental registrations reached 339,557 — 6.8% more than the same stretch of 2025. With November and December still to register, Dubai is on course to beat the 2025 annual record of 377,976 contracts. Volume at this pace is demand, not a one-month spike.

This sits alongside — and is distinct from — the Q3 rent picture we published earlier: in that quarter, 21.4% of contracts were signed at a lower rent than before. High registration volume and softer rent growth can travel together when more homes are available and tenants have more choice. Read Dubai rents in Q3 2026: one in five tenants now pay less for the rent-level detail.

Where freehold rental activity is concentrating

Al Warsan First was Dubai's most active freehold rental location in the first ten months of 2026, with about 29,700 to 29,800 tenancy contracts. One-bedroom apartments remain the workhorse of the freehold rental market: 138,836 one-bed contracts made up 41% of the year-to-date total.

For landlords and buy-to-let investors, that concentration is a planning input. Communities with deep one-bed tenant pools behave differently from villa districts: vacancy risk, fit-out cost and competing handovers all land harder when most demand sits in a single bedroom count. Match the unit type to the tenant pool you can actually fill, not only to the brochure mix.

Sales context (same month, secondary)

October sales ran in parallel with the rental surge: 11,974 deals valued at AED 35.01 billion. Off-plan accounted for 7,609 transactions (AED 19.2 billion) and resale for 4,289 (AED 15.6 billion). Dubai South led off-plan sales for an eighth straight month, with 720 deals worth AED 894.6 million. Sales figures here are background only; the lead story is freehold rental registrations.

What it means for you

If you are a landlord, October's renewals and new leases both rising year on year is a retention signal. Keep good tenants where the RERA index and 90-day notice rules allow, and price renewals against today's comparable stock — not last year's peak ask.

If you are a tenant, volume means choice is still opening up in busy freehold communities. Compare one-bed stock carefully in high-activity areas, and use the rental index before you renew or sign new.

If you are buying to rent out, treat Al Warsan First's lead and the 41% one-bed share as demand clues, not as a shortlist on their own. Check competing handovers around your completion date, service charges, and how quickly similar units are letting nearby. Run numbers on current rents from the Q3 slowdown, not on 2024–2025 growth rates.

If you are buying off-plan for 2028–2030, strong rental registrations today support the end-use case, but your exit still depends on the community's supply wave at handover. Favour payment plans and plots where tenant demand already exists in the same unit type.

Frequently asked questions

How many freehold rental contracts did Dubai register in October 2026?

44,841 freehold rental contracts: 21,987 new tenancies (+3.8% year on year) and 22,854 renewals (+0.5% year on year).

Is Dubai on track for a record year in freehold rentals?

Yes on current pace. January–October 2026 reached 339,557 freehold rental registrations, 6.8% ahead of the same period in 2025, with the 2025 annual record at 377,976 and two months still to register.

Which Dubai area had the most freehold rental contracts in 2026 so far?

Al Warsan First, with about 29,700 to 29,800 tenancy contracts in the first ten months of 2026.

What share of Dubai freehold rentals are one-bedroom?

One-bedroom apartments accounted for 138,836 contracts, or 41% of freehold rental activity from January to October 2026.

Does high rental volume mean rents are rising again?

Not necessarily. High registration volume measures how many contracts were signed or renewed. Separately, in Q3 2026, 21.4% of contracts were signed at a lower rent than before. Volume and rent direction can move together when supply gives tenants more options.

How does this relate to Dubai property sales in October 2026?

October recorded 11,974 sales deals valued at AED 35.01 billion, with off-plan at 7,609 (AED 19.2 billion) and resale at 4,289 (AED 15.6 billion). Dubai South led off-plan for an eighth month. Those sales figures are secondary context to the freehold rental story.

Should I buy a one-bedroom to rent out in Dubai?

One-beds dominate freehold rental volume, but suitability still depends on the community, competing handovers, service charges and your entry price. Compare live From prices and letting depth before you commit.

What should landlords do when renewals are rising?

Often keep a reliable tenant at a rent the RERA index supports, with proper written notice, rather than risk a vacant month in a building with new competing stock nearby.
