Ready homes lead, off-plan stays in play

Ready properties made up nearly two-thirds of all transactions in the quarter, driven by buyers who want to move in or collect rent straight away. Off-plan kept its pull thanks to staged payment plans and new-build specification. Rising ready-market prices have narrowed the gap between the two, so buyers now have a genuine choice on both sides of the market.

The daily numbers show the same balance. On 29 October 2026, Dubai Land Department recorded 495 sales worth AED 2.04 billion. Off-plan was 54 per cent of deals, while ready property carried most of the value, helped by a single AED 600 million land sale in Barsha Heights. Jumeirah Village Circle was the busiest community that day, with 37 sales.

Where the activity is

Dubai South was the most active community in Q3 2026, followed by Business Bay, Wadi Al Safa 4, Al Barsha South Fourth and Palm Jumeirah. That spread covers emerging districts and established prime addresses, which points to demand across the whole emirate rather than one hot spot.

  • Below AED 3 million: most cash sales sit in this bracket, which keeps volumes and resale activity healthy.
  • Above AED 30 million: ultra-luxury deals made up a significant share of total value, a sign of continued demand from wealthy international buyers.
  • Land and commercial: both grew quarter on quarter, and industrial rents stayed above 2025 levels on logistics and e-commerce demand.

Tourism keeps feeding rental demand

Hotel occupancy climbed from 36 per cent in March to 66 per cent in August, and Dubai welcomed close to seven million international overnight visitors between January and August. Strong visitor numbers support short-let and serviced-apartment demand, which in turn underpins the apartment yields above.

What this means if you are buying now

Yields of 7 to 8 per cent and a mortgage market that held steady year on year tell us Dubai has matured. The winning approach is to buy for income and quality: pick the right community, check the developer’s delivery record, and match the payment plan to your cash flow. A property bought for AED 2 million or more also qualifies for the 10-year Golden Visa, which is still one of the strongest reasons international investors choose Dubai.

Frequently asked questions

How much property was transacted in Dubai in Q3 2026?

Dubai recorded around AED 141 billion in combined sales and mortgage transactions in the third quarter of 2026. Mortgage transactions made up roughly AED 49 billion of activity, level with the same quarter of 2025, which shows lenders and buyers both stayed confident through the quarter.

What rental yield can I expect on a Dubai apartment?

Apartment rental yields in Dubai averaged about 7.7 per cent in Q3 2026, and villas returned around 7.0 per cent. Commercial property was higher, with shops near 8.5 per cent and offices near 8.2 per cent. These are market averages; the yield on a specific unit depends on the community, building, size, service charges and how it is let, so Ovation runs the numbers on each unit before you commit.

Is it better to buy ready or off-plan in Dubai right now?

Ready property made up nearly two-thirds of Q3 2026 transactions, and rising ready prices have narrowed the gap with off-plan. Ready suits buyers who want rental income or to move in straight away. Off-plan suits buyers who prefer to spread payments over construction and want new-build specification at launch pricing. Ovation compares both for your budget and timeline.

Which Dubai communities were most active in Q3 2026?

Dubai South led the quarter, followed by Business Bay, Wadi Al Safa 4, Al Barsha South Fourth and Palm Jumeirah. On a single day, 29 October 2026, Jumeirah Village Circle was the busiest community with 37 sales out of 495.

Are Dubai mortgages still easy to get?

Mortgage transactions held steady at about AED 49 billion in Q3 2026, matching Q3 2025. That signals banks are still lending actively to property buyers. Approval and loan-to-value depend on residency status, income and the property type, and off-plan purchases are usually paid through the developer’s payment plan rather than a mortgage until handover.

Does buying property in Dubai get me a Golden Visa?

Yes. Dubai Land Department grants a 10-year renewable Golden Visa to an investor whose Dubai property, alone or across several properties, cost at least AED 2 million at purchase and is wholly owned in their name. Since April 2026, a sole owner can also apply for the two-year investor residence visa whatever the property’s value, while a joint owner needs a share of at least AED 400,000.

Is the luxury end of the market still active?

Yes. Deals above AED 30 million made up a significant share of total transaction value in Q3 2026, and Palm Jumeirah ranked among the five most active communities. Wealthy international buyers remain a key part of Dubai demand.
